We are offering for sale two
adjacent historic buildings that tell a unique story.
When it was determined that
the buildings were not stable and would need to be demolished,
Historic Clarksville, Inc stepped in to save the historic
streetscape. The facades of both buildings were saved.
Reportedly, $309,545 was invested in stabilizing the façade and
rebuilding 113 N. First Street. In 1999, a completely new
building was constructed behind the over hundred year old
ornamental metal façade.
The Historic
Clarksville, Inc. spent over $95,000 stabilizing the façade of
the adjacent building, 115 N. First Street. It has yet to be
reconstructed. The artist owners have a concrete floor in place
and have built a small metal building used in creating art
glass.

Historic Charm on the Mississippi, Clarksville, Missouri …

Clarksville, Missouri is located just an
hours drive north of St. Louis on the banks of the
Mississippi River
This sleepy little early 19th
Century river town that was in its heyday when steamboats
ruled the Mississippi was awakened by the arrival of new
settlers. In the 1980s Clarksville was discovered by
artists and antique dealers as a place with much of its 19th
Century charm intact. Its old storefronts became ideal
places for art galleries, stores for resident craftsmen who
produce the next generation’s antiques, and fine antique
shops and restaurants.
Many
of these artisans lived in the loft like spaces above their
galleries and storefronts. As the town’s artist colony grew,
it became a vacation destination with several fine B & B’s
and restaurants to compliment the galleries and boutiques.
In addition to the art and the antiques, the Mississippi
draws boaters and kayakers.

The
birds of Clarksville Island attract the birdwatchers.

The eagles are attracted
to the good fishing at the lock and dam on the north end of
town.


The historic
business district is proud of its location on the banks of
the Mississippi. In the past twenty years during two major
floods of the Mississippi River the historic business
district was saved by the efforts of Clarksville citizens
and thousands of volunteers who constructed sandbag levees. |

The Gallery
The original storefront windows and front door
open to the impressive gallery space which boasts nearly fourteen
foot ceilings, a bath, and an office area; French doors open to a
small backyard and alley parking. Gallery patrons will notice the
fabulous view from the shop windows of the Mississippi River just
beyond the park across the street.

The Living Quarters
The gallery
owners quarters on the second floor is a loft like space with
incredible views from the original buildings floor length windows.
The artist owners built out the loft space to suit their needs. With
one large open space and high ceilings, the living area opens to the
kitchen. This space gets abundant natural light from the original
floor length windows.To the rear of the loft is a bath and three
bedrooms.
