A significant residence in the North Third Street Historic District, Dr. Bralley's once fine home was abandoned for decades. The current owner realized that this important example of early Italianate architecture must be saved. Costly structural work was begun under the supervisions of a well known St. Louis preservation architect with the approval of the Missouri State Historic Preservation Office. The house was rescued with extensive exterior restoration work. New wiring, plumbing, two Carrier central heat and air conditioning systems bring the home into the 21st Century.  You now have the opportunity to step in at this stage and restore the original historic interiors. This home is part of our architectural heritage that you can help preserve for future generations.

 

Restoration already done includes:

Complete re-wiring with 200 AMP service,

Finishing costs for this fine home's interiors and restoration of the front and back porch that meet requirements of the MO State Historic Preservation Office can qualify for 25% MO Preservation tax credit program.

The careful tuckpointing of the mortar of the entire house will secure the brick walls for decades.

The side porch is another connection between the front and rear wings of the house.

The quality of the houses original construction helped it survive decades of negect.

The elaborately bracketed eaves were carefully restored.

Every window in the house was removed and sent to a restoration specialist in Kansas City.

The windows were completely restored any broken glass was replaced with special glass made to replicate period glass.

The architect recommended copper gutters and downspouts to protect the elaborately bracketed cornice and eaves for decades to come.

The copper lined box gutters carry the water to copper downspouts. The copper should last for many decades.

The windows have stone sills. Note the hinges for the original shutters. Many of the shutters are stored in the house awaiting future restoration.

The doors will open to the the front porch and balcony when the porch restoration is done by the new owner.

The door surround is paneled and has exquisite detail.

The basement has lots of natural light from restored windows.

One of the two new Carrier HVAC units. The furnace is natural gas. The new hot water heater is wrapped with insulation to increase efficiency.

The two compressors for the new Carrier central air conditioning units.

The basement door leads up a few steps to the backyard.

Some of the quality plumbing already in place... copper pipes, PVC drains. The entire house has the plumbing roughed-in ready for finish work.

The electric utilies are underground to not detract from the historic apperance of the home.

The home has a new 200 AMP breaker box.

All the new copper wiring is in place awaiting plaster restoration.

Its amazing that all of the home's original woodwork survived intact. The fabulous walnut staircase is ready for restoration.

The curved turn at the landing provides a simple but elegant touch.

The original curved walnut hand rail is in excellent original condition.

Each riser end is decorated in a stylized vine motif.

Dr. Bralley is said to have used the south parlor to see his patients.
